West Des Moines Attic Insulation

The short version

Three eras of West Des Moines houses, three different attics.

Valley Junction is one story. Those 1900s houses have plaster walls with nothing behind them and attics that were never really insulated, just floored over for storage. The 1970s through 90s ranches out toward Westridge got blown-in fiberglass when they were built, and forty years later it has settled into a thin grey mat that measures nowhere near what the label once said. Then the newer builds off Mills Civic, framed to code minimum, which is the floor a builder is allowed to hit and not the number that makes a January bill reasonable.

Central Iowa is climate zone 5. The target is R-49, about fourteen to sixteen inches of settled cellulose. We measure what is actually up there in several spots, because attics are never uniform, and then we write down where you started and where you ended. That written number is worth keeping. It answers the question at resale, and it is what a tax filing wants to see.

Depth alone is not the whole picture either. An attic can read fourteen inches in the middle of the floor and almost nothing along the eaves, where wind coming in the soffit vents has pushed loose fill back off the top plate over the years. That thin band sits directly above the exterior walls of your house, which is the worst possible place to lose coverage, and it is a common finding in the older ranches.

What separates a real upgrade from a load of fluff is the order of work. Air sealing comes first, every time. Can lights, plumbing stacks, bath fan boots, and open wall top plates are holes, and no amount of depth over a hole stops air from moving through it. Seal, baffle, then blow.

Depth readings across the whole floor, not one probe by the hatch. We flag settled material, wind-washed corners near the eaves, and anything wet or chewed.

Foam and fire-rated sealant at every penetration, gasketed covers over recessed cans, weatherstrip on the hatch. Slow, hands-and-knees work that decides the whole result.

Baffles at the eaves

Baffles hold the soffit-to-ridge channel open so deeper fill cannot choke it, and they stop wind washing that scours insulation thin right where the roof meets the wall.

An even blanket edge to edge, with depth rulers left standing so coverage is verified as the crew works rather than guessed at afterward.

Why it matters here

The January tell

Ice on the eaves is the cheapest diagnostic in the business. It means heat is getting through your ceiling. That heat warms the roof deck, snow melts against the shingles, the water runs down to the eave where there is no house underneath to warm it, and it freezes into a ridge. Every thaw adds to the dam until water backs up under the shingles and finds a bedroom.

People call a gutter company for this, and we do gutters, so we will say it plainly: gutters do not cause ice dams and no gutter will cure one. The fix is a cold roof deck. Seal the bypasses so the warm air stays downstairs, bring the depth up to R-49, and keep the eaves breathing with baffles. Do those three and the snow on your roof stays frozen and even, which is exactly how it is supposed to sit.

The July half nobody mentions

Attic work gets sold as a winter fix, and then July arrives and the upstairs bedrooms will not hold a temperature no matter how hard the AC runs. Same cause. A shallow attic over a leaky ceiling bakes all afternoon and radiates straight down through the drywall.

Depth and sealing cut that both directions, which is why the comfort change is usually the thing people mention first, ahead of the bill. What R-value should a West Des Moines attic hit?

Why air seal before adding depth?

It addresses the cause. Ice dams start when heat escapes the ceiling, warms the roof deck, and melts snow that then runs down and refreezes over the cold eave. Sealing the leaks, bringing depth to R-49, and keeping soffit to ridge airflow open with baffles keeps that deck cold and even, so snow sheds instead of damming.
Do you have to remove the old insulation?
Usually not. If the existing material is dry and intact, even if it has settled flat, we air seal around it and blow fresh cellulose over the top. Removal is for insulation that is wet, moldy, or rodent contaminated. When it is needed we say so during the walkthrough and it appears in the written quote, never as a surprise later.
How long does the work take?
Most West Des Moines attics are a one or two day job. Air sealing takes the bigger share of that time because it is detail work done on hands and knees. Blowing goes fast once the sealing and baffles are done. You stay in the house the whole time and we run the hose through a window or the hatch.
