The room over the garage is cold because it is surrounded by unheated space on five sides instead of two. No space heater fixes that. Foaming the roofline and the garage ceiling, then backing the knee walls, is what makes the room usable in January.
The Room Nobody Uses in January
We get this call every winter from the two-story neighborhoods around Jordan Creek. Built somewhere between the mid 1990s and the mid 2000s, four bedrooms, and one bonus room over the garage that the family gave up on. It became the storage room, or the room the teenager begged out of. The furnace runs, the rest of the house is fine, and that one room sits ten or twelve degrees behind everything else.
Homeowners usually blame the furnace or the thermostat. Neither one is the problem. The room was framed in a way that guarantees this, and no amount of heat you push into it will win the argument.
Five Cold Sides Instead of Two
A normal upstairs bedroom has heated space under it and heated space on two or three sides of it. The bonus room has almost none of that. Walk through what actually surrounds it.
The floor sits over an unheated garage. Your garage in February is barely warmer than the driveway, and the only thing between that air and your feet is a floor cavity that in most of these houses got a fiberglass batt shoved up between the joists and nothing else. The batt sags, it never filled the cavity edge to edge, and cold garage air moves right around it.
The side walls are knee walls, short walls with open attic space behind them, and that attic space is outdoor temperature. Most of these knee walls have a batt stapled in the bay with bare paper facing the attic and nothing holding it in place. Wind through the soffit vents blows straight into the exposed fiberglass. Fiberglass only works when air sits still inside it, so a batt getting breathed on by attic wind is doing close to nothing.
Above you, the ceiling follows short rafter bays with maybe five or six inches of depth to work with. There is not enough room up there for meaningful batt thickness, and the ventilation channel eats part of what little there is.
Then there is the duct. The bonus room is almost always the last run on the trunk line, farthest from the air handler, often through a long uninsulated stretch of that same attic. Whatever warm air survives the trip shows up slow and weak. If there is only one register in the room and no return, the air has nowhere to go either, so it stalls near the ceiling and never mixes down to where you are sitting.
Put those five together and the picture makes sense. The room is not a bedroom with a draft. It is a box hanging out over cold air with thin, leaky sides, and it is behaving exactly the way it was built to behave.
Why the Space Heater and the Closed Door Do Not Work
Everybody tries this first. Shut the door, plug in a heater, run it all evening. The room gets tolerable while the heater runs and it is cold again by morning.
That is not a heater problem. A room loses heat at a rate set by how much surface faces cold air and how leaky those surfaces are. You are pouring water into a bucket with holes in the bottom, and a bigger pitcher does not fix the bucket.
There is also a cost side nobody thinks about. Running electric resistance heat all winter in one room is the most expensive way to heat square footage in your house, and you are paying it every year while the underlying problem stays exactly where it was.
What Actually Fixes It
The fix is to stop treating the bonus room as a room with a heating problem and start treating it as a room with the wrong thermal boundary. We move that boundary so the room is inside the house instead of hanging off the edge of it. Three things do that.
Open-Cell Foam on the Roofline
Instead of trying to cram batts into short rafter bays, we spray open-cell foam directly to the underside of the roof deck and bring the attic space behind the knee walls inside the envelope. Foam fills the bay completely, seals the framing gaps as it goes, and does not care that the bay is shallow. It is the single biggest change on most of these jobs.
Foam the Floor Cavity From the Garage Side
We work from below, in the garage, and foam the ceiling cavity between the joists. Sealing there does two things at once. It cuts the cold air coming up through the floor, and it closes the path for garage air, which is worth doing on its own given what sits parked under that room.
Back the Knee Walls
Any knee wall we leave in service gets a rigid backing on the attic side so the insulation is enclosed instead of exposed to wind. A batt with nothing behind it is not insulation, it is decoration.

What Changes the First Winter
The room holds temperature overnight. That is the change people notice before anything else. You stop feeling the floor through your socks, the corners by the knee walls stop being noticeably colder than the middle of the room, and the register finally makes a difference when it kicks on because the heat it delivers is not leaving as fast as it arrives.
The space heater goes in the closet. The door stays open. And the room goes back to being the fourth bedroom, the office, or the playroom it was supposed to be when the house was drawn up.

Why is my bonus room over the garage so much colder than the rest of the house?
It is surrounded by unheated space on five sides instead of two: an unheated garage below, open attic behind both knee walls, shallow rafter bays above, and it usually sits at the end of the duct run. The rest of the house does not have that working against it.
Can I just add more batt insulation instead of spray foam?
You can, but the rafter bays above a bonus room are usually too shallow for meaningful batt thickness, and batts in the knee walls keep getting wind washed by attic air. Foam fills shallow cavities completely and seals air movement in the same step, which is why it holds up in this specific spot.
Do you have to tear out the drywall to fix it?
Usually not. Most of the work happens from the knee wall access doors and from the garage side below the floor. We will tell you before we start if your layout needs anything opened up.
Will fixing the bonus room help the rest of the house?
Yes. Sealing the garage ceiling and the knee wall attic closes air leak paths that were pulling on the whole second floor, so the rooms next to the bonus room usually even out too.
